New Construction

There are amazing deals out there right now with regard to new construction. If you want to live in a home that has never been lived, in contact me now for the best deals currently available. Many builders are offering all sorts of incentives such as paying all closing costs, paying association fees for a year or more, etc.

Note: You should always use the services of your REALTOR when purchasing new construction. Why? Well, builders have included in the sales price of new construction a REALTOR fee of 3% for people savvy enough to understand tha value of having a REALTOR look out for their best interest in the single largest purchase they will likely ever make.

If you do not have your REALTOR call ahead for you and register as your REALTOR, you will end up paying the built in 3% and yet receive nothing in return for your hard earned money. You will then find yourself going through a very detailed and intensive process without a professional on your side looking out for your interests.

Always call your REALTOR prior to walking into a new construction sales office. If your REALTOR cannot meet you at that moment, they can still call ahead and register you and guide you through any legal paperwork involved. Of course, it is always best to let your REALTOR know ahead of time so that they can prepare and be ready to walk intot he sales office with you. Also, with advanced notice, your agent can search ahead of time to uncover any and all possibilities in the area that you might otherwise miss.

Keep in mind that this will cost you ZERO. To not do this might cost you thousands as well as cost you the priviledge of not having a professional watch over the transaction for you. Your builder will not tell you this because with your REALTOR not involved, they have just increased their bottom line by the same 3%. They are not motivated to tell you this information and often love when people walk in without a REALTOR.

Also, do not wait until the end of the conversation to tell the site sales agent that you have your own REALTOR working for you. By then, it is often too late.
